There are two important facts that are current public knowledge in America:
1)There is a limited amount of undeveloped, raw land available in the U.S.
2)The United States population is projected to grow +29% between 2000-2030.
In other words: "We're making more people, but we can't make any more land."
What does this information tell us?
A) We will have approximately 82,000,000 more people living in America by the year 2030. (According to the U.S. Census Bureau statistical projections.)
B) The new people will need new homes, new schools, new shopping centers, new businesses and new communities to support them.
So, what legitimate high yield investment opportunities does this present?
Let's talk about "Raw Land Development". Ever heard of it? If not, you should seriously consider learning about it right now.
This situation of limited supply (limited amount of raw land available) coupled with the growing demand (population growth of 82 million) is a textbook economic illustration of "supply and demand
".
What happens when demand for a product is greater that its supply?
By definition, the product becomes more valuable. Right?
Well, the products, in this situation, are the new homes, new schools, new shopping centers, new businesses and new communities needed to support the growing demand created by population growth.
This poses a tremendous opportunity for what legitimate high yield investment?
Raw Land Development. Why? Because raw land developments are the essential "building blocks" of all new community construction. It all starts with raw land.
Professionally Managed Raw Land Development
Raw
Land Development is a form of real estate investing that few investors understand or even know about. Please be clear that we are not talking about Land Banking here.
The difference is this:
Land Banking is where an investor will buy raw land and hope to resell it to a buyer for a higher price in the future. Nothing is done to the land.
Raw Land Development is a process where a land developer will acquire the rights to purchase raw, undeveloped land, then obtain the necessary government approvals (aka "entitlements") to rezone the land to build on it - thereby increasing the property's resale value to buyers. In addition, they will often install access to public utilities, water & sewer, curbs and gutters, etc. adding further value to the land. Then, they resell the newly 'developed land' to builders in "ready-to-build" condition as their exit strategy.
Both can be very profitable. However, Land Banking has greater risk and ties up your capital with no return for potentially many years. And, unless you really know what you are doing, you may have difficulty selling the land in the future for a profit.
On the other hand, Raw Land Development is one of the safest investments an investor can make IF you invest with an experienced, reputable professional raw land development company. These companies employ teams who specialize in the research, acquisition, finance, legal, political and relationship aspects of the business. So, there is a high level of confidence of resale BEFORE a property is acquired.
In December of 2004, the highly
acclaimed Washington D.C. think-tank, Brookings Institution,
commissioned a research study conducted by Virginia Tech University.
This study was titled: "Toward a New Metropolis: The Opportunity To Rebuild America."
According to the study, to accommodate the U.S. Census Bureau's
population growth projections, America's future raw land development
and new community construction needs will require approximately 209
BILLION square feet of new land development between 2000-2030.
The estimated cost? $25 TRILLION. And, the bulk of this massive raw
land development expansion will be expended in 10 major metropolitan
regions, which the Brookings study calls "Megapolitans".
So how can investors like me and you profit from this high yield safe investment opportunity right now?
A time-tested investment option is to invest as a "silent investor partner" with a professional raw land development company. The key is finding an experienced, reputable company in this field to invest with. (Contact me for recommendations.)
Professional raw land development companies or "land developers" often seek outside investors as silent partners to raise capital for their raw land development projects. Silent partners have no involvement in the day-to-day management activities of the business, but they share in the net profits of the project(s). In addition to profit sharing, some land developers also will pay high yield interest to their silent partners for the use of their money until the principal is returned.
II. Legitimate Low Risk Investments:
It is regular practice for some professional raw land development companies to back their silent investor partners' principal investments with project assets (e.g. the value of the land itself). This means that in the event of a land developer default or other problem (heaven forbid), the project assets can be sold and the silent investors can recoup some or all of their principal plus any net profits.
In addition, for added security, silent investors are commonly placed in First Position for the raw land development project's assets and revenue. This means that in the event of a land developer default or other problem, if the the project's assets must be sold, the silent partners will be the first in line to be paid. (Similar to when a bank holds the mortgage or first trust deed on a house as collateral for security.)
IMPORTANT NOTES:
1. Per industry averages, a professionally managed raw land development project will increase the value of raw land by 2-5 times its original cost. In other words, a professional land developer will typically sell a completed raw land development project for 200-500% more than they paid for it originally as undeveloped, raw land. And it can be even higher.
2. It is widely held that real estate investment has created more riches than any other form of investment.Taking that one step further: Raw Land Development is the most profitable form of real estate.
3. For these reasons, professionally managed raw land developments have been cornerstone investments for many of the world's wealthiest investors' investment portfolios for generations.
INVESTING IN LAND DEVELOPMENT:
Until recently, participation as an investor in raw land development projects was restricted to the very rich due to exorbitant minimum investment requirements (often $1 Million +).
However, this has changed in the past several years. With the tightening of the credit markets, some professional land development companies have dramatically reduced their minimum investments, allowing smaller-scale investors to participate in these legitimate high yield investments.
As mentioned earlier, a proven method of investing in raw land development is to participate as a "silent investor" with a professional raw land development company. In fact, this is the only method of investing in raw land development that I recommend.
Professional raw land developers will typically require that their silent investor partners be "Accredited Investors" as defined by the Securities Act of 1933. In fact, I would steer clear of any companies that didn't require this because this is done for the mutual protection of the investor and the developer and tells you that the company is regulated by the U.S. Securities and Exchange Commission.
